Wrightsville Beach Real Estate Market Report for January – March 2018


The first quarter of 2018 has come and gone. Spring has officially arrived in our little corner of the world and the flowers are blooming around Wrightsville Beach like crazy. But enough about that, let’s see how the real estate market fared from January through March 2018.

January 2018 saw 75 active listings with 6 new listings, 7 properties going under contract and 3 that sold. The total active listing volume equaled $75,337,349 with $9,926,900 in new listings and $2,320,000 in sold volume. The average listing asking price was $1,004,498, the average new listing asking price was $1,654,483 and the average sold price was $773,333. The median asking and sold prices were $775,000, $1,431,250 and $655,000 respectively. The average days on the market and the average cumulative days on the market were equal at 132.7 days. The average sold price to original list price was 95.9% with the average sold price to final list price was 97.0%.

February 2018 saw 75 active listings on Wrightsville Beach with 13 new listings, 5 properties going under contract and 5 that sold. The total active listing volume equaled $81,048,549 with $15,511,800 in new listings and $4,070,000 in sold volume. The average listing asking price was $1,080,647, the average new listing asking price was $1,193,215 and the average sold price was $814,000. The median asking and sold prices were $824,900, $850,000 and $850,000 respectively. The average days on the market were 696.4 days while the average cumulative days on the market were 1150 days. The average sold price to original list price was 84.7% with the average sold price to final list price was 94.2%.

March 2018 saw 71 active listings with 12 new listings, 16 properties going under contract and 8 that sold. The total active listing volume equaled $77,110,299 with $9,324,750 in new listings and $9,265,000 in sold volume. The average listing asking price was $1,086,061, the average new listing asking price was $777,063 and the average sold price was $1,158,125. The median asking and sold prices were $825,000, $748,675 and $622,500 respectively. The average days on the market were 104 days while the average cumulative days on the market were 126.4 days. The average sold price to original list price was 92.4% with the average sold price to final list price was 95.0%.
